Primary market has more new listings, but fewer homes are selling
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 655 new listings across the Primary market for the three months ending August 31, 2026, up 3.8% from a year before. At the same time, only 487 homes actually sold, down 5.3%. More supply, less demand. That gap is the whole story.
The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026. That national dip shows up here too. Buyers have more to look at. Sellers are waiting longer. Neither side should be surprised by that.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost. It slows decisions. It helps explain why more homes are sitting longer before they close.
How each ZIP code is moving
The five ZIP codes in this market are not all telling the same story. Some are moving faster than a year ago. Some are slowing down. Here is what the Real Estate Data Aggregator counted for each one.

ZIP 34205 is the quickest. The Real Estate Data Aggregator shows a median of 43 days on market there, 18 days shorter than the same period last year. That is a real improvement. ZIP 34208 is the slowest at 81 days, which is 22 days longer than a year ago. If your home is in 34208, pricing matters more than ever.
Price changes are not uniform
ZIP 34208 stands out. The Real Estate Data Aggregator shows the median sale price there rose 12% to $365,000. That is real growth. ZIP 34237 moved the other way, down 27.3% to $250,500. That is a big shift. It means the mix of homes that sold there changed, not just the prices.
The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. That is a small national gain. It does not mean every local ZIP code follows the same path, and this market proves it.
New listings are up in some places, down in others
ZIP 34287 added the most new supply. The Real Estate Data Aggregator counted 193 new listings there, up 23.7% from a year before. ZIP 34207 went the other way, with new listings down 11.9% to 96. More supply in one ZIP does not mean more supply everywhere.
How quickly are homes going under contract?
In ZIP 34205, the Real Estate Data Aggregator found that 36.1% of homes went under contract within two weeks of listing. That share rose 8.2 points from a year before. Buyers there are deciding fast. In ZIP 34237, that share fell 10.8 points to 20.5%. Sellers there are seeing slower decisions.
What about pending sales?
Across the whole Primary market, the Real Estate Data Aggregator counted 569 pending sales for the three months ending August 31, 2026. That is up 5.4% from a year before. That is an honest bright spot. Buyers are still moving. They are just taking a little longer to get to closing.
Mortgage rates are adding pressure
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Realtor.com reported on October 8, 2026 that rates reached their highest level in nearly three years. Those numbers slow buyers down. They also make sellers think harder about their price.
The National Association of Realtors put the national months of supply at 4.9 months, the highest level in over ten years. Locally, the Real Estate Data Aggregator shows months of supply ranging from 4.7 months in ZIP 34208 to 6.7 months in ZIP 34237. More supply than a balanced market. Not a collapse, but sellers need to be realistic.

One more thing worth saying plainly. These are market-wide and ZIP-wide numbers. One street can read very differently from the whole ZIP code. A block with newer homes, or one near a busy road, can sit above or below everything you just read. The numbers above are the starting point, not the whole answer.
