Some parts of Bradenton are moving faster even with higher mortgage rates

CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of October 11, 2026. That is real pressure on buyers. Yet the Real Estate Data Aggregator counted 24.9% of homes in 34212 going under contract within two weeks, up 16.6 points from a year before. The rate environment does not tell the whole story here.

CNBC also noted that mortgage purchase applications were 15% lower than the same week one year ago. Fewer buyers are in the pool. That makes pricing and timing matter even more in Bradenton right now.

How fast are homes moving across Bradenton ZIP codes?

The Real Estate Data Aggregator tracked the share of homes going under contract within two weeks for the three months ending August 31, 2026. The range is wide. Some parts of town are moving quickly. Others are sitting longer.

ZIP 34205 led at 36.1%, up 8.2 points from a year before, per the Real Estate Data Aggregator. ZIP 34203 was close behind at 33.1%, up 15.4 points. ZIP 34212 saw the biggest jump of any ZIP with enough sales to compare, up 16.6 points to 24.9%.

Not every part of Bradenton moved faster. The Real Estate Data Aggregator shows 34208 actually slipped 3 points, to 19%. Median days on market there rose 22 days longer than a year ago. Speed is real in some ZIP codes, but not all.

Prices: a mixed picture

Prices moved in different directions depending on where you look. The Real Estate Data Aggregator counted a median sale price of $725,000 in 34202 for the three months ending August 31, 2026, down 7.6% from a year before. Meanwhile, 34210 rose 29.4% to $393,000. And 34201 climbed 9.2% to $625,000.

Realtor.com reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. That national pressure is worth keeping in mind. Some Bradenton ZIP codes are holding price well. Others dipped a little.

How much sellers are getting versus asking

The Real Estate Data Aggregator tracked sale price as a share of list price for the three months ending August 31, 2026. ZIP 34212 led at 97%. ZIP 34243 came in at 96.7%. ZIP 34201 and 34234 were lower, both at 94.6%. Sellers in most ZIP codes are getting close to their asking price, though not always above it.

Supply is tighter in several ZIP codes

Months of supply fell in many parts of Bradenton. The Real Estate Data Aggregator counted 3.3 months in 34212, down 1.9 months from a year before. ZIP 34202 had 3.5 months, down 1.5 months. ZIP 34210 dropped 4.3 months to 4.9 months of supply. Less supply means buyers have fewer choices.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That national gain is modest. Some Bradenton ZIP codes beat it. Some did not. Your street can read very differently from the ZIP code as a whole.
