Pending sales are up even with fewer closings in Primary market

By Toni Westerfield
Real estate, Primary market

Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 569 pending sales across the Primary market in the three months ending August 31, 2026. That is up 5.4% from the same months a year before. Buyers are still moving. They are just taking more care before they close.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost. It slows closings. But it has not stopped buyers from making offers here.

The Real Estate Data Aggregator counted 487 closed sales in the Primary market for the same period. That is down 5.3% from a year before. So contracts are rising while closings are falling. The gap between those two numbers tells you demand is present, but buyers are careful.

What the rate means for you

Freddie Mac also reported the 15-year fixed rate at 6.71% as of October 15, 2026. The National Association of Realtors reported that existing-home prices across the country rose 1.3% in September 2026. Nationally, inventory reached 1.60 million homes that same month. Here in the Primary market, inventory is tighter. The Real Estate Data Aggregator counted 851 homes for sale, down 13.2% from a year before.

Fewer homes for sale means less competition for sellers. But buyers are watching prices closely. Pricing your home carefully matters more when buyers are cautious.
