North Port sales picked up even with higher mortgage rates
Realtor.com reported that mortgage rates topped 7% in September 2026. Nationally, that slowed things down. In North Port, it did not stop buyers. The Real Estate Data Aggregator counted 179 pending sales in ZIP 34286 for the three months ending August 31, 2026. That is up 16.2% from the same months a year before. That is the number that matters most for sellers right now.
Pending sales tell you where the market is going. Closed sales tell you where it has been. The Real Estate Data Aggregator counted 154 homes sold in ZIP 34286 during the same period. That is up 15.8% from a year before. Both numbers point the same direction.
Homes are selling faster
The Real Estate Data Aggregator put the median days on market at 58 days in ZIP 34286. That is 21 days shorter than the same period last year. Not every home moved quickly, but the middle of the market moved a lot faster than a year ago.
Prices held steady
The Real Estate Data Aggregator put the median sale price in ZIP 34286 at $329,900. That is up just 0.6% from a year before. Prices did not jump. They held. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. North Port's gain was smaller, but prices stayed positive.
Nationally, Realtor.com reported price cuts hit four-year highs in September 2026. That was not the story here. The Real Estate Data Aggregator showed the average sale-to-list ratio in ZIP 34286 at 99.1%, up 1.5 points from a year before. Sellers got very close to their asking price.
Some homes went fast, some did not
The Real Estate Data Aggregator found that 26.8% of homes in ZIP 34286 went under contract within two weeks of listing. That is up 5.4 points from a year before. So roughly 1 in 4 homes moved very quickly. The rest took longer. Both things can be true at once.
About 9.7% of homes sold above list price, up 2.2 points from a year before, according to the Real Estate Data Aggregator. That is a small share. Most homes sold at or below list. Still, the direction is encouraging for sellers.
The bigger picture
Nationally, buyers are pulling back. Redfin reported about 928,892 homebuyers active in the U.S. in September, the lowest level since 2013. Redfin also reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. That is the headwind buyers everywhere are facing.
North Port's numbers for the three months ending August 31, 2026 ran against that national current. Sales rose. Pending sales rose. Days on market fell. Supply tightened. The Real Estate Data Aggregator counted only 214 homes for sale in ZIP 34286, down 3.2% from a year before.
